Every owner wants to know their investment is secure and profitable. Some owners prefer to handle the details of marketing, reservations, guest services, maintenance scheduling, and cleaning. Other owners choose to rely on a management company to care for their vacation property. We can provide a management service that is right for you. 

Rental Marketing - Optimal Performance
We thoughtfully compose vibrant, individualized descriptions of your unique rental property, highlighting the features that draw attention from potential guests.  We list your property on the most proven and productive network partners such as AirBnB and VRBO. We use the maximum number allowed of high-quality, professional photos and videos.  Potential guests see the exact unit they are interested in booking.  Properties with 20 or more photos receive an 80% higher response rate. We emphasize personal attention and customer service, something we feel gets overlooked in the digital age.  Our experienced, on-island staff handles all communication with guests, owners, and vendors. 

Property Services - Attention to Detail
At Maui Roost, we know you are relying on us to treat your vacation rental as you would. We employ the highest quality cleaning staff and regularly audit the cleanliness and inventory of your condo to ensure your condo is in excellent condition and ready for guest arrival. We do frequent property assessments and inspections, making suggestions and keeping you aware of preventative maintenance.  If a maintenance issue arises, we utilize trusted and insured maintenance professionals. 

Guest Services - Creating Happy, Repeat Customers
Our friendly and knowledgeable on-island staff provides concierge-level assistance for your guests throughout their stay.  Each guest receives a personal welcome.  We contact guests after their check-in to reaffirm we are available to assist them if needed. Should an issue arise, we have an emergency service available 24/7. We actively pursue positive reviews through all our channel partners to increase bookings.  Properties with 11 or more reviews receive a 280% higher response rate.


2) emergency On-Island Contact

Peace of mind for you and your guests.  This option works well for owners who prefer to self-manage their rental property.  We provide emergency contact service, up to 4 calls per month.  Our emergency number is listed in your condo book and all advertisements for your unit. Additional calls/services are charged hourly + taxes & fees. In January 2016, Hawaii Act 204 went into effect, requiring all off-island vacation rental owners to assign a local contact and make sure your local contact’s name, email, and phone number are posted conspicuously in your rental and information sent to your guests before they arrive.  This is just one aspect of ACT 204.  If you are unfamiliar with the requirements of ACT 204, please research the requirements online to avoid any fines.

3) Guest SERVICES

This alternative gives you and your guest the benefit of on-island, emergency & non-emergency guest service.  We will attend to guest emergency and non-emergency calls following check-in. You take care of all the details before your guest checks in (marketing, reservations, payment, scheduling cleaners & non-emergency maintenance work, etc.)

Arrival Inspections
This inspection checks that all lights, fans, remotes, TVs, Cable, Internet/Wi-Fi, and ACs are operating. We will check for water leaks and other obvious maintenance issues. If the condos have a stock of spare batteries & bulbs, these can be replaced during the inspection as required.

Departure Inspections
This inspection checks the units for damage following a departure, and documents anything found.

Cleaning Audits
Our staff will inspect the unit after it has been cleaned, taking photos of each room and documenting anything to note concerning the cleaning of the unit. If we find a significant issue that we believe would be guest-impacting, we will notify you immediately.

Cleaning Management
We handle the scheduling and payment of the cleaning service for your property.
